§ 5.13. Site plan content and format

  • All site plans submitted to the planning commission for review shall be drawn to a scale of not less than one inch equals 50 feet for property less than three acres and one inch equals 100 feet for property more than three acres and shall include the following information:

    1. Date, north point, scale, location map, and accurate legal description of property;

    2. The name and address of the person or firm responsible for the preparation of the site plan;

    3. A fully dimensioned site plan for the entire proposed development indicating all buildings, vehicular circulation system, parking areas, off-street loading areas, open spaces, landscaping and proposed use of building(s);

    4. A topography map with contours at 2 foot intervals if required by the planning administrator. This map shall indicate all major stands of trees (6 inch caliper or greater), natural water courses, bodies of water, floodplains and areas with poor soil conditions which would affect building location or design;

    5. Proposed sanitary sewers, water mains, site grading, storm sewers, retention basin(s) and other pertinent drainage features;

    6. Typical floor plans and building elevations;

    7. Location of trash receptacles and method of screening;

    8. Location and type of exterior lighting and signs;

    9. A landscape plan indicating all required landscape areas, plant material list, buffers, berms, open spaces, required walls and screens.
